A slab leak is a failure in a water line running beneath the concrete foundation. Because the pipe is encased, there is no visual sign until water finds a way up or out, and by then it has often been running for a long time.
Florida homes are particularly exposed to this because so many are built on slab rather than over a basement or crawl space. Copper lines under a slab are subject to soil chemistry, abrasion where they pass through concrete, and simple age.
The reason accurate location matters so much is arithmetic. Locating a leak to within a foot or two means opening one section of floor. Guessing means opening several. The detection work is a small fraction of the total cost and it is what determines how disruptive the rest of the job is.

Symptoms
Signs of a slab leak
Individually these have other explanations. Together they are fairly conclusive.
Warm spot on the floor
A distinct warm patch on a tile or concrete floor usually means a hot water line beneath is leaking. This is the most specific single indicator there is.
Sound of running water
Water audible with every fixture shut off, often loudest near the floor. Under a slab this is sometimes the only symptom for months.
Water bill jumped
A buried leak runs continuously. A sharp rise with no change in usage is one of the clearest early indicators.
Meter moves with everything off
Shut off every fixture and watch the meter. Continued movement means water is escaping somewhere in the system, and under a slab is a prime candidate.
Cracks in floor or walls
Water washing out soil beneath a foundation causes movement. New cracks in tile, drywall or the slab edge deserve investigation.
Damp carpet or flooring
Unexplained damp spots, buckling wood or lifting tile with no spill to account for it means water is coming from below.

How we handle a slab leak
Confirm, locate, then choose the least destructive repair.
Confirm it is a slab leak
Meter and pressure testing establish that water is being lost and isolate whether it is the hot or cold side. That alone narrows the search considerably before any equipment comes out.
Locate it precisely
Acoustic listening equipment, thermal imaging and pressure testing pinpoint the leak. The goal is a location accurate enough to open one small area rather than exploring.
Present the repair options
Spot repair, reroute or repipe, with the trade-offs and costs of each explained. On a first failure in sound pipe a spot repair is usually right. On a third, it usually is not.
Spot repair, reroute or repipe
Spot repair means opening the slab at the leak, repairing that section and patching the concrete. It is the least disruptive option and the right answer when the rest of the system is sound and this is a first failure.
Rerouting abandons the failed line and runs a new one overhead through walls and the attic, bypassing the slab entirely. It avoids breaking concrete and removes that run from future risk. It costs more than a spot repair and involves some drywall work.
Repiping replaces the affected system wholesale. This becomes the sensible answer when a property has had repeated slab leaks, because each one is evidence the pipe is failing generally rather than at one unlucky point.
Anyone quoting one of these without discussing the others is not giving you the full picture. Which is right depends on pipe material, age, how many failures you have had, and what access exists for an alternative route.
Insurance and slab leaks
We are not able to advise on your policy, and coverage varies considerably. What we can tell you is the distinction insurers commonly draw: sudden and accidental damage is generally treated differently from damage resulting from a leak that had been ongoing and could reasonably have been noticed.
