How leaks announce themselves
Signs of a leak you cannot see
Hidden leaks rarely start as visible water. These are the earlier signals.
Water bill jumped
A sudden rise with no change in usage is one of the most reliable indicators of a hidden leak, and often the first one people notice.
Sound of running water
If you can hear water moving with every fixture off, something is flowing that should not be. Under a slab this is sometimes the only symptom.
Warm spot on the floor
A warm patch on a slab floor usually means a hot water line beneath it is leaking. It is worth acting on quickly.
Musty smell
Persistent damp odour with no visible source generally means water is sitting somewhere it cannot dry, behind a wall, under flooring or in a cabinet base.
Stains, bubbling or sagging

Confirm and isolate
First we establish there is genuinely a leak and roughly where in the system it sits — supply or drain, hot or cold, which zone. Meter tests and isolation valves answer a lot before any equipment comes out.
Locate before opening
Acoustic, thermal and moisture equipment as appropriate to pinpoint the source. The goal is one access point in the right place, not several in hopeful ones.
Repair and explain the options
Some leaks are a straightforward section repair. Others — particularly repeated pinhole leaks in aging pipe — are a signal that the run itself is failing, in which case we lay out repair versus repipe honestly with the costs of each.
Slab leaks, and why they are different
A slab leak is a leak in a water line running beneath the concrete foundation. The pipe is not accessible without breaking concrete, which makes accurate location the difference between a contained repair and a badly disrupted house.
There are usually three legitimate options and they are worth understanding before anyone starts. Spot repair means cutting the slab at the leak, repairing that section, and patching — least disruptive if the pipe is otherwise sound. Rerouting abandons the failed line and runs a new one through walls or the attic, avoiding the slab entirely. Repiping replaces the affected system wholesale, which is the sensible answer when a line has leaked repeatedly.
Which one is right depends on the pipe material, the age of the system, whether this is the first failure or the third, and how accessible the alternative routes are. Anyone quoting one of these without discussing the others is not giving you the full picture.
Why leaks cost more the longer they run
The plumbing repair is frequently the smallest line on the invoice. What costs money is what the water reached: swollen flooring, ruined cabinetry, saturated drywall and insulation, and eventually mould remediation, which is expensive and comes with its own inspection requirements.
